Woah, woah! Trenton is going to have a brewery????? THAT is going to be it then! First Starbucks, then a brewery? I think if you're going to buy in Trenton, commercial or not, NOW is the time! It's going to be too expensive soon. Great interview!! 👍

There's an empty abandoned house in my neighborhood. I was thinking about buying it and making it into a small coffee shop. I never knew about "intended use". So interesting. I have a question for the guest, Ms. Labate. I live in Highland Park, IL., I wonder if the same laws apply in my town? Do I still have to find out from the neighborhood if they would want a coffee shop? Could I apply for a variance here? Does the same laws apply? Great podcast.

Kevin - I am not familiar with the specific development rules in Illinois, but I'd be willing to bet that you will find a similar process for establishing a coffee house. If it is a permitted use under the existing property zoning, it should be a straightforward process. If it is not a permitted use, you might still ask for approval of that use, and enlist neighbors to voice their support when you go before the local planning or zoning board. They may be supportive because they like coffee but also as a way to improve that abandoned building. Good luck!
